Originally an office building, Averof & Marnis 48 is undergoing a full transformation by DECA Architecture. The building will include 66 units, a commercial ground floor, and a rooftop with a pool, bar, and lounge. The project repositions the existing structure into a contemporary hotel designed for extended stays.

Located in the dynamic and evolving Omonia district, this area is gaining momentum with significant investments reshaping its urban landscape. Major developments from prominent companies are elevating the neighborhood’s profile. Adjacent to the vibrant Exarcheia neighborhood, known for its colorful street art, eclectic bars, cafés, and cultural energy, Omonia offers a rich blend of urban renewal and artistic expression. Its proximity to universities and the soon-to-be-renovated National Archaeological Museum adds further appeal for students, professionals, and cultural enthusiasts alike.

Architechture
The building’s defining feature is its sculptural stairwell, characterized by expressive geometry and a distinctive green handrail. Three open façades allow for increased light, air, and visibility within the urban block. The exterior is finished in a soft aged pink, while the existing stone façade texture is retained as part of the building’s structure.

Concept To Living
The project includes studios, one-bedroom, and larger units. Interiors combine natural wood, textured stone, and soft neutral tones to create a warm residential atmosphere.
